How do you calculate a Morby Method deal?

To analyze a Morby Method deal, calculate: (1) DSCR loan payment at 70% LTV of appraisal value, (2) seller finance interest-only payment on the remaining equity at a negotiated rate, (3) gross rent minus vacancy, operating expenses, and both debt payments. The resulting number is your monthly cash flow. A strong Morby Method deal has a DSCR above 1.0 on the loan-only basis and positive cash flow.
